PAYMENT REMINDERS —
2026 Monthly Assessment Update
 
Direct Debit:
For homeowners enrolled in Direct Debit, the new monthly assessment amount of $210.00 will be updated automatically for you. No action is required on your part.
Please just make a note for your own record keeping that the amount has increased.
 
Bank Bill-Pay:
For homeowners who pay through your bank’s online bill-pay service, please be sure to update your bank with the new monthly assessment amount of $210.00 to ensure payments are processed correctly beginning January 1, 2026.
 
Mailed Payments:
For anyone who mails payments:
 
  • Not receiving your new coupon book in time will not be considered a valid reason for payment not being made on time.
If you do not receive your 2026 coupon book by December 22nd:
  • You may mail your check without a coupon, making sure your account number is written in the memo line of your check, OR 
Please email Tina, and she will print a temporary coupon for you to use.
 All coupon requests will be handled by email ONLY.

  •        Those who prepay your monthly assessment in advance, be sure your payment is $210.00. If you prepay more than one month in advance, multiply $210.00 by the number of months you are paying.  (Example: 3 months in advance, you would pay $630.00)
  • All monthly assessments are due on the 1st of each month and are considered late after the 15th. A $15 late fee will be assessed to any account not paid by that date. These requirements apply to all homeowners, regardless of payment method.

House Rules June 2024
 
Purpose: To act as a reminder to the community of common infractions and as a quick reference for rules of the community.
 
House Rules subject to warning and fines:
 
       RESPECT: Treat each other, employees, and workers with respect. 
 
  • Bird baths/feeders – baths up to 48” tall allowed only in mulched beds; feeders also permitted in backyards in mulched beds and on decks (not hanging on a tree). Homeowner must clean up residue on lawn.
  • Cameras – adjust range on back of house camera as they cannot face neighbor’s house. Adjust/lower volume on voice activated cameras.
  • Cats – feeding strays at your BACK door only; NO porch structures.
  • Dogs – pick up; must be leashed; use trash containers at parks or at home. This applies to all areas including wooded areas.
  • Fobs - must be used individually even though you may come in together. 
  • Garbage/Recycle pails: Place them at the end of the driveway away from mailboxes, cars. They are not permitted at the curbs until 5:00 pm the evening prior to pick-up. If you are going to be away have a neighbor bring them out or to the curb for you. Call Kent County Public Works for large item pickups or questions at 302-744-2429. Empty containers shall be removed promptly after collection and placed in the garage
  • Clubhouse Dumpster: NO household garbage is to be put in the dumpster at the clubhouse. 
  • Guest Sign in – all visitors to the clubhouse must be signed in in the lobby and at the pool if using it.
  • Lights – runway type on decks, fences, etc. not permitted outdoors.
  • Mold on siding and fencing – power washing required by homeowner.
  • Noise – Avoid loud car revving; excessive tv and radio/stereo noise; no noise prior to 7:00 am and after 9:00 pm/11:00 pm (type dependent – see Kent County Noise Ordinance). 
  • Parking – RVs permitted 48 hours prior and after use. Non-registered vehicles are not permitted parked on driveways overnight. No street parking is allowed overnight.
  • Pets – maximum of two (2) pets per household allowed including foster pets.
  • Pool – Nothing is permitted to hang on new railings ex. towels etc. See also Champions’ Club Pool Regulations.
  • Sidewalk rust – homeowner cleaning required if caused by sprinklers although periodic general cleaning is good practice.
  • Snow Melt – use only Magnesium based or sand; owner responsible for sand clean up and disposal.
 
REMINDER: Homeowners must complete Landscape/Property and Architectural forms PRIOR to work being done by yourself or your licensed contractor. If builder plantings die be sure to take pictures and submit with form for approval prior to removal and replacing bushes, trees, shrubs. If you are not sure if a form is required, please contact the office or the Committee Chairs.
 
General Maintenance reminders for homeowners:
 
         Dryer vent cleaning
         Fireplace cleaning
         Gutter cleaning
         Shutter cleaning/painting
 
GOING AWAY? Be sure to unplug unnecessary items such as microwaves, TVs, etc. Adjust thermostats. Be sure to give a neighbor or the office a key in case emergency access is necessary.
